How can I invest?

  • Add an ADU to your existing rental portfolio. We’ll help analyze your investment properties to determine which properties are best fit for adding an ADU and delivering high ROI.

  • We’ll help you identify properties that are good fits for quick ADU development as part of their rehab. These homes have a higher ARV and are more marketable on the resale market because of the income from the ADU. We tackle everything from identifying properties, representing you on the purchase, executing the rehab and ADU development, and then representing you to either lease out both units for cash flow or resale for high returns.

  • We help you identify land that is primed for quick Single Family Home (SFH) or SFH and ADU development. The strategy here is to purchase land already assigned for SFH (or SFH+ADU) use. This helps us receive permits and build as fast as possible. We skip committee and/or public hearings by building what is already permitted. We then leverage our modular construction process to build units at lightning speed.

  • There is a massive market of homeowners who want/need to build an ADU in their backyard but can’t afford the development costs and don’t qualify for financing. Our solution is to offer to develop, lease, and manage an ADU on their property. Investors funding this construction benefit from 1% Rule or better levels of cash flow. Homeowners agree to allow their unit to be rented for a 7 year time period, only collecting at most $500 of the monthly cash flow, but benefiting from the property value increase. At the end of the 7 year term, investors would benefit from an average of 7% CoC returns annually.
